Our appraisers are licensed by the State of California and take continuing education classes each year to stay abreast of the changes in policies and report requirements. We understand that there are many costs involved in settling estates. Our fees are based on the size of the home being appraised, the complexity of the report and location. The typical house appraisal for a single family home is $450.00 Fees are higher for custom homes, date of death, homes above 3,000 square fee and/ or homes on acreage. We provide quality reports and we do it at a reasonable price. How long does it take to get an Appraisal? From the time you order your appraisal to completion is approximately one week. (order page) We will confirm your information and set an appointment to view the property. 1. **On-time Arrival:** Your appraiser arrives punctually as scheduled. 2. **Exterior Inspection:** The appraisal process begins with an exterior inspection of the property. During this phase, your appraiser takes measurements and captures exterior pictures. Detailed notes are made regarding any improvements and updates to the property. 3. **Interior Inspection:** After completing the exterior inspection, the appraiser proceeds to the interior of the property. This is an opportunity for the homeowner to share information about any updates or special features related to the home or neighborhood. The interior of the home is thoroughly examined, photographed, and a floor plan is drawn to show the layout and special features of the rooms. 4. **Neighborhood Inspection:** The appraiser inspects the surrounding neighborhood, taking pictures and notes related to the area. 5. **Comparable Selection:** Your company uses a variety of data sources, including county records, interviews with real estate agents, Realist, and your own database to find the most suitable comparable properties (comps). These comparables are selected based on recent sales, similarities to the subject property in terms of square footage, room count, quality, construction, design, and buyer's appeal. A comprehensive and detailed approach to the real estate appraisal process is used to ensure an accurate valuation of the property. This attention to detail and the use of various data sources contribute to the quality and reliability of your home's valuation. Write and Deliver Appraisal Report The next step is organizing the collected information and writing your appraisal report. Your completed report will be emailed to you as a PDF file for downloading.
