Also note this valuation takes into account all sales, this includes listings, for sale by owner, foreclosures, tax sales etc.

The valuation runs into problems when homes are older, recently updated, few recent sales or custom built. For example: Consider a home we recently appraised in Madera Ranchos. Our clients wanted to know the current value of their home. Upon inspection it was noted the home was a typical ranch style but had many upgrades. (kitchen renovated top to bottom, bathrooms updated, new flooring, new paint inside and out ) Their beautiful home also had two acres of land and a complete horse set-up.
