Your inspection / appointment takes approx. one hour. What happens during your appointment? Typical turn around time from inspection is less than one week. Turn-time refers to the date we receive your order to the date you receive your completed appraisal report. Complex Appraisal reports will take an extra day or two. What is a complex appraisal? Uniform Residential Appraisal Report (Fannie Mae Form 1004/Freddie Mac Form 70)
Form 1004/70 is used to report the results of an appraisal of one-family properties and units in planned unit developments (including those that have an accessory apartment that we will consider as acceptable security). In addition, appraisals for units in condominium projects that consist solely of detached dwellings (site condos) may be documented on Form 1004/70 if there are no common area improvements (other than greenbelts, private streets, and parking areas) and the appraiser includes an adequate description of the project and information about the owners' association fees and the quality of the project maintenance The form is designed to report the results of a complete appraisal as defined by the Uniform Standards of Professional Appraisal Practice (USPAP) of the Appraisal Foundation. It provides for a complete description of the Subject Property and immediate neighborhood as well as any indication of adverse or atypical
conditions. The report contains sections for reporting the results of the sales comparison, cost and income approaches to value, as well as a section for reconciling to a final value conclusion. The form requires an interior inspection of the Subject Property.
This is the same form and inspection that a mortgage lender would order. It is the most comprehensive appraisal type that is common in the appraisal industry. Good for: All purposes, especially if there is a potential for a dispute.
Short Form Appraisal
This appraisal results in the exact same value as the Full Appraisal, it includes an interior and exterior inspection, but it is more concise and includes less written description about the property being appraised, the neighborhood, and market conditions - although all of these factors are included in the appraisal. Good for: Estates, family transactions, before buying or selling, date of death, and more.
Drive-By / Exterior-Only Appraisal
This appraisal inspection is performed from street and (usually) the appraiser does not leave their vehicle. The accuracy of the valuation is limited to what can be viewed from the front of the house, the MLS, public record, and any description provided by the client, which can include photographs. Good for: Estates, family transactions, before buying or selling, date of death, and more.
Desktop Appraisal (restricted use appraisal)
This is becoming a more common appraisal method in situations where a wider margin of error is adequate or where privacy is important to the client. Mortgage lenders have been ordering these appraisal types instead of Broker Price Opinions (BPOs). Accuracy is limited to what is available in the MLS, public record, and any description provided by the client, which can include photographs. The appraisal can not be relied on for many uses and may not be acceptable to 3rd parties. Please contact us for more details.

(a.k.a. URAR, Fannie Mae Form 1004 / Freddie Mac Form 70) (dated: 03/05) consist of a six page description and valuation analysis of the subject property. NOTE: Square footage is the area counted above grade. Basements/Lower Levels are counted separately. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendum contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain. The new Fannie Mae Marketing Conditions Form 1004MC is included. For FHA appraisals, the Repairs, Alterations, Required Inspections Addendum is included if necessary. For VA appraisals, a VA Minimum Property Requirements (MPRs) Repair Addendum will be included if necessary. For REO appraisals, a Supplemental Real Estate Owned Appraisal Addendum will be included, as well as interior photos.
The Non-Lender Residential Summary Appraisal Report is a new report form that complies to USPAP regulations. It is designed specifically for non-lender use and is an excellent format to convey an appraisal assignment for a private party. It consist of a four page report, plus a three page Additional Addendum and three page Supplemental Addendum. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendum contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A typical report can consist of 24-30 pages total.
The Individual Condominium Appraisal Report (Fannie Mae Form 1073 / Freddie Mac Form 465) (dated: 03/05) consists of a six page description and valuation analysis of the subject property. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendum contain pictures of the subject and the comparable properties. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain. The new Fannie Mae Marketing Conditions Form 1004MC is included. The Location Map shows the location of the subject within its immediate surroundings and in relation to the comparable sales used. A Flood Map is included when necessary to show the location of the subject within a flood plain.
The Small Residential Income Property Appraisal Report (Fannie Mae Form 1025 / Freddie Mac Form 72) (dated: 03/05) consists of a seven page description and valuation analysis of the subject property. Exhibits include a Sketch Page, which is a perimeter sketch of each floor of the living structure. Photo Addendums contain pictures of the subject and the comparable properties.
