What is a Home Appraisal?
Real Estate appraisers are hired to produce an accurate and defensible estimate of market value. Market value is in a nutshell the most probable price the typical purchaser is willing to pay for a particular property as of a given date. Real Estate appraisals can be used for a variety of purposes. Our first step is to determine the type of real estate and then determine the purpose for the appraisal report.

Type of home: Madera Ranchos - Ranch Style Home on three acres.
Purpose:"Pre-Sale" Landlord selling home to Tenant
We were contacted by out of town home owner, his tenant wanted to buy his Madera Rancho home. But for how much? Online home searches did not provide him with a clear and credible valuation. My client had renovated / updated the property, his home was superior to many in the neighborhood.
After we received the request we contacted the tenants and set an appointment. The landlord supplied us with a list of the updates and renovations. The home was completely renovated, updated kitchen, bathrooms, flooring, windows, exterior re-dashed, new roof and a small barn with stalls. After my inspection I selected comparables properties that were similar to the subject in features, condition and location. The Sales Approach and Income Approach were used to estimate the current market value for the home. At the end the landlord was happy knowing he received top dollar for the home and the tenants were satisfied that they were not paying too much.

Appraisal Process:
Here's a breakdown of the professional appraisal process in bullet points:
**Pre-Appointment Preparation:**

- Examine plat maps and location maps to gain an overall view and starting point.
**Appointment Day:**
- The appraiser arrives on time.
- Exterior inspection:

- Measure the exterior.
- Take exterior photos.
- Interior inspection:
- Thoroughly inspect from floor to ceiling and everything in-between.
- Assume everything is in working order.
- Collect a list of any improvements made by the homeowner (e.g., kitchen updates, bathroom renovations,

- Create a floor plan sketch.
- Take detailed notes on condition, finish, features, and updates.
- Capture photos of each room and special features.
- Inspection duration: Approximately one hour or more, depending on property size, location, and condition.
**Post-Appointment Process:**
- Take collected information back to the office.
- Compare findings against recent closed sales in the area.
- Conduct extensive research, including evaluating location, flood locus, municipal data, and public records.
- Perform a cursory examination of the deed.
- Develop a detailed report containing:
- Value conclusion.
- Supporting documentation.
- Deliver the report via email in PDF format.
- Report delivery time: Approximately 3-5 business days after the property visit.

When will I receive my Appraisal Report?
We develop a report for you which will contain your value conclusion and all supporting documentation. This report will be delivered via email (PDF format) in about 7 to 10 business days after our visit to your property. This document is 100% defensible in a court of law, with accountants, financial planners, etc.! You will know exactly what your home is worth and feel confident about the tool that you now have!
