Can I use my spouse's appraisal report?

Your spouse has ordered an appraisal, should you use it? That depends, do you trust your spouse to hire an experience impartial appraiser?  If yes, then by all means use the appraisal.   Not sure?

Our advise is to order your own report and know that the estimated market value is well supported and defensible in court.   

Why do I need my house appraised?

What happens when I order a home appraisal?

  • Your home's county records are reviewed. We then research using our data base ,  county records, local multiple listing services, online service and  local real estate agents. 
  • Appraisal appointment.  We arrive on time and are ready to work.
  • Your home will be measured for square footage and a sketch will be made.
  • Interior will be inspected noting your home's special features, finish, condition, and floor plan. At this time you can tell us about any improvements  or updates you have made in the past five years.  Each room is photographed and logged into your report. 
  • Your appointment time takes an average of one hour.  
  • All comparable properties will be viewed and photographed
  • Your finished appraisal report will be emailed.  It will be in a PDF format for easy downloading.
