Settlement Estate Appraisals
Estate Appraisal must be performed by a licensed appraiser who has experience and local knowledge of the market. The estate will need the “fair market value” for IRS and settlement purposes.(online appraisals are not usable)

What is a "Date of Death" Appraisal?
"Date of Death" is the date your loved one passed away. This date is the effective date of your property valuation. We will appraise the property using comparables that sold on or before the DOD. This is also called a "retrospective appraisal"

1. Select an appraiser that is local lives in your city or county.
Market trend and values vary depending on location, school district, and neighborhood appeal.
2. Be sure your appraiser knows your neighborhood and market area.
How many homes have been appraised in your neighborhood. This is important, as these appraisers will be familiar with property values in your area. 3. Prepare your home for appraisal inspection.
