What is a "Date of Death" Appraisal?
There are two dates you can use, for "Date of Death" property valuations.
1. "Date of Death" is the date your loved one passed away.
2. The second is six month after your loved one passed.
Our appraisers are qualified and experienced in writing date of death appraisals.
Can I use an online valuation service?
Online valuations sites are not suitable for this type of appraisal. Courts and Settlement require a licensed appraiser to estimate a property's fair market value.

Death of a Real Property Owner?
Upon death of a person owning property, interest passes to the decedent's heirs effectively on the decedent's date of death. However, a document must be recorded to vest title in the heirs. An attorney should be consulted to discuss the specific facts of your situation.
In addition the Death of Real Property Owner form, BOE 502-D should be filed with the Assessor’s Office within 150 days (about five months) of the death. A separate statement may be needed for each parcel of real property owned by the decedent.
If the property is going to the children or grandchildren of the deceased, a reassessment exclusion may apply. File form BOE 58-AH for a parent/child exclusion or BOE 58-G for a grandparent to grandchild exclusion. Keep Things Simple
Estate Appraisal must be performed by a licensed appraiser who has experience and local knowledge of the market. The estate will need the “fair market value” for IRS and settlement purposes.(online appraisals are not usable)
